Smith Residence

The Smith’s wish list included a new sunroom, an elevated deck with a waterproofed ceiling and ceiling fans, stone retaining walls, patio, stone steps, swimming pool deck, electrical work, lighting, aluminum fence, grading and native plantings to satisfy Fairfax County’s requirements.  During the excavation phase we uncovered a challenging concealed condition when we discovered underground springs, which resulted in the need to consult with soils engineers to modify the wall and pool deck footings.

We so appreciate the work LDI did to make our outdoor space comfortable and inviting, providing us with a gorgeously landscaped yard to enjoy with family and friends.  After living in our home for a couple of years our yard had become overgrown, the wood pool deck was in disrepair and the patio was unsafe.  We started exploring landscape options but couldn't find anyone willing to deal with the fact that our back yard was partially in the county's Resource Protected Area.  As soon as we contacted Janet we knew from her enthusiasm and determination that we had found the right company to see our project to completion.  Janet stepped into the project and got up to speed quickly on the design work we had already done with the architect to fix some of the structural problems on the house and worked to understand the county's Conservation Plan under development by the engineering firm we had contracted.  Janet provided us with a complete property design that included both hardscapes and landscaping that fulfilled county requirements.  Janet introduced us to a construction company and was the project manager.  When it came to picking plants Janet's knowledge was immense and her suggestions ranging from tree placement to fine grading to best accommodate flower beds was always right on.  Her "people skills" were of the same magnitude - I always appreciated her attention to detail, her accessibility and the fact that she took the time to listen.  The finished product included new stone steps and walk with the county's required plantings in the front yard and a small house addition, elevated deck, covered and uncovered patio, and pool deck surrounded by trees, shrubs and flower beds in the back yard.  After all of LDI's hard work I know we will enjoy this space for years to come.
